Where is it?
Tilghman is 23 miles south of Easton...or 13 miles south of St. Michaels in Talbot County, Maryland. It's just under two hours from Washington and just a little more from Philadelphia via Rt301. Sinclair House is located on Tilghman Island, accessible via a 70 yard drawbridge that is manned 24 hours per day because of boat traffic. Crossing the bridge onto the island, proceed .8 mile and turn right into one of two driveways at 5718 Black Walnut Point Road. You're there.

Living Room
Sinclair House was built in 1920 with the finest materials available at that time.
Original hardwood floors and staircase have been tastefully maintained. The name comes from the Sinclair family, a large clan whose members have played an important local role for nearly 200 years. They constructed the house. It evolved over the years from a large family home to a fishing camp house taking in anglers on weekends, to a boarding house, and in recent years to a bed & breakfast inn. There are five bedrooms and five bathrooms. With a sleep sofa, Sinclair House can comfortably accommodate 12 people.
In 2002 the residence was rewired to bring it up to 21st century standards. A state-of-the art security system was installed to alert occupants (and the local volunteer fire department) in case of emergency. Both the front and back porches were enclosed and screened.
On the first floor upon entering from the enclosed porch there are two living rooms, kitchen, dining room, bedroom and bathroom. Just off the back enclosed porch is a washing area with sink, gas dryer and electric washing machine. The kitchen is outfitted with a gas range, dishwasher and garbage disposal. There are two refrigerators and one chest freezer.
Back yard
On the second floor are four individual guest rooms each with its own bathroom. These rooms are fully furnished. Each has its own TV and VCR. Air conditioning is by individual window units. Separate thermostats control heating to the second and first floors. The heating system is by oil. Excellent quality water is provided by the home's well. The house is connected to Tilghman's public sewer system.
Sinclair House (2,448 sq. ft) sits on nearly one-half acre of land with lawn surrounding the house. The Choptank River is approximately 200 yards to the east and the Chesapeake is 300 yards to the west. Tall pine trees line the western border of the property, with a canopy of tall trees and bushes located in the acreage westward. A wooden platform in the back yard is used for outdoor activities such as barbecuing.
A huge attic above the second floor and accessible by stairs is insulated and could be developed to provide additional usable space.
Price
Sinclair House has been appraised at over $500,000. It was most recently listed at $499,000. Owners, because of advancing age, must sell this second home and will consider all offers. Agents acting on behalf of purchasers will expect and receive commissions.

Tilghman, a traditional "waterman's village," always has been noted for its quaint lifestyle and fishing, crabbing, oystering and all manner of water activities. In recent years, many retirees have settled in the area. Bicycling, kayaking and sailing are popular and draw visitors who come to enjoy the fresh seafood and healthy breezes off the Chesapeake.
